Shell Yeah! (75) and Crabby Paddy (74) are extra wide lots. A pavilion and shed will be installed on these lots in Spring 2026 for your outdoor seating and hosting pleasure. Please note that although the lots are wider, you may only have 2 vehicles parked on any given lot. There is no overage parking. 2 Cars per lot on the pad, maximum.

BYORV lot 52 is a back in lot. Late summer of 2026 we will widen the lot. However, it currently will still accommodate 2 vehicles.

NO smoking in Shell Yeah! Or Crabby Paddy. A 750.00 cleaning fee will be incurred.

Please no access to any shed on the property unless permission has been granted.

Please Do Not Use the Grill Propane and tank for Fire pit. Renter to supply own propane/exchange tank at local gas station 3 miles away.

2 Small propane tanks (small green canisters) are provided in Shell Yeah! and Crabby Paddy for the outdoor heaters on picnic tables.

Please always keep awning in unless you are there to monitor. Winds come up very quickly here and the awnings are incredibly expensive to replace.

Please ensure that when you are not using the umbrella, it remains closed and tightly secured.

If you see the potential for a storm, please ensure that all items outdoors are secured by placing them under the glamper or where they will not be taken by the wind. The grills, heater, coolers. Please ensure that the cover for the grill, and firepits are tightly wrapped, and awning is retracted all the way.

Please turn outdoor awning/camper lights off during quiet hours

Please make sure you read the WELCOME BINDER. There are instructions and lots of additional information to help trouble shoot and make your stay pleasant.

**Only Class A, B, C, super C, 5th wheels, and travel trailers that are 15 years old or newer and 22' or longer are permitted. Over 22’ must be pre-approved by the HOA board.

No RVs older than 15 years unless approved by management. Management reserves the right to deny any RV not in good, clean, presentable condition. No refunds for RVs denied due to conditions upon arrival. If you have concerns, then management can approve by sending pictures by email – info@gatewayparkmanagement.com

No pop-up campers or Fema trailers allowed in the park.

 RVs must have a sewer hose seal and be tightly connected to the sewer system at all times with no leaks while in the park.

 Drainage of grey water onto the ground is prohibited.

 No dumping of food, grease, or seafood in woods or on grass or in drains. Place grease in

container with lid and dispose of in trash.

Check in time begins at 3pm and check out time is at 11am. No late check outs.

Park host on site to assist in check-in, ensure check out, enforce rules, and any other assistance needed in the park.

 Renters are financially responsible for any damage their RV or vehicle may do to landscaping, electrical transformers, the pedestal, the parking pad, or any structure on-site, any damage to pool, laundry facility, or clubhouse.

Occupancy may not exceed 6 people per RV over 2 years of age.

 No more than one RV allowed on a lot at any time.

 All vehicles on or visiting a lot at any time must always be parked on the concrete slab, no

parking on the grass at any time.

Golf carts must not be parked on the grass at any time. Only licensed drivers are allowed to

operate golf carts and must obey the speed limit set within the park and abide by all street

signs.

Boats are allowed but must be parked on slab at RV site. No boats allowed on grass at any time.

No repairing of motor vehicles or RVs shall take place on the lot or in the resort.

 No clotheslines, portable hot tubs, refrigerators/appliances outside of RV unless designed and a part of the RV.

No rugs allowed on grass.

All motor vehicles located in the park must be in operable condition and have a current license plate.

Lots must be kept clean and free of any kind of trash, debris, or glass at all times with no equipment, machinery, junk, building materials, or similar matter stored, placed, or kept in or on any unit, under an RV, or in the parking area.

No permanent fences on any RV site are allowed.

Dumpsters are provided at the front of the park and should be used for household trash only.

Upon checkout, a $250.00 clean up fee will be imposed for any trash, or other items left on the lot.

Grills are allowed only at RV site and must be kept on slab at all times, never leave unattended.

No dumping of grill coals or ashes in the dumpsters or anywhere on the property, RV renter is responsible for taking cooled coals/ashes off of the property and disposing of them properly.

Only approved propane fire pits are allowed and must be on RV site slab at all times. No wood burning fires are allowed in the park. Never leave a fire unattended at any time.

No tents of any kind are allowed in the park.

No shelters can be erected without the approval of the HOA board.

In the event of a tropical storm or hurricane warning, it is recommended that all renters/RV’s vacate the area.

Quiet hours are strictly enforced from 10 pm until 7 am.

No loud radios or televisions or any other type of loud noise at any time in the park that will interfere with the quiet enjoyment of each of the owners/guests at their respective units.

 Maximum of 2 pets per RV are allowed in the resort (arrangements must be made during reservations) Shell Yeah! And Crabby Paddy require a Pet deposit and per pet fee. The following pets are not Allowed (sorry not our rules but the parks):

o Potbellied pigs

o Venomous or constricting snakes

o Pit Bulldogs

o Rottweiler

o Chow

o Presa Canario

o Akita

o Doberman Pinscher

o Staffordshire Terriers

o Bull Dogs

o Wolf and Wolf Hybrids

o Mastiff

o German Shepherd

o Any mixed breed dog that may have any of the above-mentioned blood lines or other dogs

reputed to be a hostile breed.

No animal/pet can be kept for commercial purposes or be allowed to create or cause any disturbance or nuisance of any kind including barking. You will be fined.

 A fine of $250.00 per day will be imposed for annoying/continuous barking per day.

 If any animal/pet is reported to be causing a disturbance or being a nuisance, a warning will be issued and if problem continues, the pet will need to be removed permanently from the park. You will not receive a refund.

 Portable pet pens are allowed but must be on the slab only at all times.

 No animals can at any time be tethered or tied up outside an RV unattended.

Dogs must be kept on a leash at all times, and in full control by the owner, while in the park.

 Owners of animals/pets are responsible for picking up pet waist at any location in the park and disposing of it properly in provided waste disposal bins. Failure to do so will result in a $250.00 fine.

 Pets are not allowed in the pool area, any of the community facilities, or in the playground area of the park at any time.

 Pets are not allowed to dig in the park. If a pet does damage caused by digging or any other damage in the park, the owner will be responsible for the cost of repairs.

No selling or soliciting in the park at any time without the written consent of the Association.

Fireworks of any kind are prohibited in the park.

Speed limit in the park is 5mph and is strictly enforced.

No glass containers permitted at any time in the pool, playground area, community facility, or on common grounds.

All occupants or visitors must agree and abide by these rules and any/all rules modified or added or enforced in the future by the Association.

The Association reserves the right to refuse to allow an RV onto the resort that is not in a presentable condition regardless of age.

Pool hours are 7am to 10pm. No one allowed in the pool area outside of these times.

 NO LIFEGUARD is provided at the pool. Swim at your own risk.

 No children under the age of 18 are allowed in the pool area without parent or guardian.

 Swim diapers must be worn in the pool. No regular diapers are allowed.

If anyone uses the restroom in the pool, that person, or renter, if person is a juvenile or guest of renter, will be charged a $250.00 fine each occurrence and the pool will be shut down until proper health sanitation procedures can be done to re-open.

No glass at any time allowed in the pool area.

All personal items must be removed from the pool area and all trash disposed of upon departure of pool area.

No running, diving, horse-playing, bikes, skateboards, or other wheeled items allowed in the pool area at any time.

No tools other than those designated for swimming pools are allowed in the pool area.

No smoking in the pool area.

No propping, climbing on gates or fences around the pool area.

No grills are allowed in the pool area or the clubhouse at any time.

No food or drink inside the pool at any time.

No profanity or disruptive behavior inside the pool or clubhouse area.

Do not enter the pool with sand, dirt, or mud on body, shower first. (can damage pool equipment)

Use steps and ladders to enter or exit the pool.

Only proper swimming attire is allowed in the pool. No cutoff jeans etc.
